district-by-district data and trends on residential properties in China' s
capital on the eve of the 2008 Olympics. The report contains monthly data from
January through June 2008, including average rent prices, second hand sale
prices, and detailed price distributions for each of Beijing' s key districts.
The report includes detailed data and statistics on second-hand sales and
rental prices, prices per meter, apartment sizes, and average rental yields by
district. All data presented in the report is based on an extensive database
consisting of millions of online listings collected throughout 2008.

Data Gathering
Using its innovative and advanced crawling technology, Jipingmi.com aggregates
property listings from various real estate websites in China. Each collected
property listing is then analyzed and filtered to assure quality. Before data
is inserted into the Jipingmi database, Jipingmi.com filters out invalid and
duplicate entries. Using this aggregation and quality assurance process,
during the first 6 months of 2008, Jipingmi has aggregated over 3.5 million
property listings from more then 100 websites across China.
Data Aggregation and Analysis
After data was collected and added to the Jipingmi database further steps were
taken by Maverick China Research to identify any inconsistencies, errors,
duplicates, or invalid cases. Data was then imported into statistical software
(SPSS), analyzed, and the report written.
